Booking and payment

You are entering into an agreement when you make your booking. Please read our terms and conditions below:

Property Information

Property Address: Upper Gelli

Maximum number of guests: The Lodge @ Upper Gelli 4 persons. Minimum number of nights stay: 3. Children under 16 and pets welcome.

Maximum number of guests: The Bach @ Upper Gelli 4 persons. Minimum number of nights stay: 3. Children under 16 and pets welcome.

Maximum number of guests: The Shepherd’s Huts @ Upper Gelli 2 adults. Minimum number of nights stay: 2, pets welcome.

Arrival time: 3pm to 5pm. Later arrival by arrangement.

Departure time: no later than 12.00 noon.

Please ensure that all guests read and adhere to the information in the Guest Risk Assessment File.

The person who is making the booking (the lead name guest) must be over 18 and will be responsible for all persons included in the booking and all guests should ensure that they are aware of the booking conditions. The person completing the booking certifies that they are authorised to agree to the Terms and Conditions of the booking on behalf of all members of the party. We reserve the right to decline any booking or refuse to hand over the key to any person who has not complied with the booking conditions. The number of named guests stated in the party must not exceed the maximum number as stated in the Terms and Conditions on the website.

Submission of the booking with your deposit or full amount is deemed to be an acceptance of the terms and conditions.

The Lodge, The Bach and Shepherd’s Huts are strictly non-smoking environments. This includes all areas inside the Lodge, The Bach and Shepherd’s Huts, all decking and hot tub areas (Lodge and Bach only) and all of the grounds within the Lodge gated areas and surrounding the Bach and Shepherd’s Huts

Accessibility

The Lodge @ Upper Gelli is situated on the side of a hill and while the wide decking areas with wide steps do give access to the single story lodge, it may be unsuitable for persons with limited mobility.

The Shepherd’s Hut @ Upper Gelli and ancillary hut are acessed via a small set of steps that may be unsuitable for persons with limited mobility.

Payment methods

We accept payments by BACS, credit and debit cards.

For all bookings we require a deposit of 25% to confirm the booking. We will charge this to your credit or debit card when making the booking. Please note that your deposit is not refundable under any circumstances.

The balance must then be paid 8 weeks before the start of the holiday. If a guest fails to pay their balance by the due date the booking will be cancelled and the deposit retained.

For holidays that are to take place within 8 weeks of making the booking, the full cost is due at the time of the booking.

Please make sure that any BACS payment reaches us within twenty four hours of making the booking.

Your costs for gas, electricity and water are included in the total price.

Any data collected during the course of this booking may be kept on computer to enable us to contact you to update you on your booking or future availability.

Cancellation and Insurance:

Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a £20 administration fee. For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

For bookings made more than eight weeks in advance of arrival we require 25% of the total cost as a holding deposit at the time of your reservation. The remaining 75% balance is due eight weeks before the holiday commences. Bookings made less than eight weeks prior to your arrival require payment in full together.

Non-availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you an alternative date, however if this was not possible, or unacceptable to you, then we would refund all monies paid by your for the holiday. Our liability would not extend beyond this refund.

Guest responsibilities

The guest who completes the booking is responsible for ensuring that all the guests comply with the terms and conditions.

Guests are required to keep the property and its contents in a clean and tidy condition. Please check the property and its contents on your arrival. Please let us know if there are any issues as soon as possible after your arrival.

Guests shall allow reasonable access to the property by the owner for maintenance given reasonable notice.

Guests are expected to leave the accommodation in the same state of cleanliness, general repair and order in which it was found.

Please take care with our property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents.

We understand that accidents can happen and small breakages occur. Please let us know of any small damages as soon as possible but before the day of departure. Please report any non-minor damage immediately. Where additional cleaning is required or there has been a breakage or damage that is not reasonably expected we reserve the right to charge for any additional cleaning, replacement/repair costs incurred.

Guests shall be liable for any loss, costs, expenses or claims arising from damage caused to the property and or its contents/facilities by the deliberate act or negligent act of omission by the guest party.

We do not normally charge for minor breakages, but we may charge the debit/credit card used in booking the accommodation or send you an invoice for repair or making good if the damage or breakage is significant

If on arrival you find any damaged or non-working items please let us know immediately.

Please keep your sets of keys safe. Any loss of keys will require new locks to be fitted and new keys to be cut, the cost of which will be payable by the guests.

Guests are required to respect the local countryside and adhere to local regulations, for example, waste disposal and re-cycling. Please respect the rural environment. Do not cause a nuisance or excessive noise.

Wifi/Internet

The access code for the Wifi is provided in the Guest Information Pack.

Given our rural location we cannot always guarantee the availability of the service. You must not use the Service to access or use Internet services that may be deemed to be unlawful or offensive. All internet traffic is monitored by our broadband supplier.

Log Burner

A complimentary supply of logs will be provided for your arrival. Please adhere to the fire safety guidance in the Guest Information Pack.

Hot Tub (Lodge and Bach only)

A four person Hydropool hot tub is provided for your enjoyment. Please see the Health and Safety guidelines in the Guest Information File.

We are required to test the tub water throughout the day normally at 11am. If this time is not convenient please let us know so an alternative time can be arranged.

Fire safety

Audible fire alarms and CO2 detectors are installed in the Lodge, Bach and Shepherd’s Hut. A fire blanket and fire extinguisher are also provided.

In the event of a fire please ring 999 clearly stating Upper Gelli Lodge, Bach or Shepherd’s Huts, SY21 9BB

Decking (Lodge and Bach only)

Please take care when walking on the decking. Anti-slip paint has been applied. Please take extra care in wet weather conditions and when getting in and out of the Hot Tub.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

We do not accept responsibility for any material loss, damage, inconvenience or additional expense directly or indirectly caused by or arising out of the property, its plumbing, gas, electrical services or exceptional weather. The use of the accommodation and facilities offered is entirely at the guests’ own risk.

Force Majeure

We can not accept responsibility or liability for loss, damage, delay, or cancellation due to events outside of our control, including, but not restricted to, airline rescheduling, bad weather, industrial action or acts of government or public

Sustainability

The Lodge, Bach and Shepherd’s Hut water supply is a metred supply. Please be ecological with your use.

Re-cyling is in place in Powys.

For food waste you will find a small green caddy with a supply of biodegradable bags under the sink. For the Lodge and Bach a larger green bin is in the storage shed into which you need to put the full caddy bags. Please make sure the lid is firmly closed to prevent attracting the local wildlife!

Upper Gelli Lodge and Bach only, you will also find a recycling box for paper, bottles, plastic etc. in the storage shed.

Upper Gelli non-food, non-recyclable waste can be put in the bag in the bin in the kitchen. When full please put the bag in the black bin in the shed, again ensuring the lid is firmly closed.

Upper Gelli Lodge, Bach and Shepherd’s Huts are serviced by a septic tank system. Please follow the guidance provided in the Guest Information Pack or shower room.

This is an off the wall location and amazing place to stay, the finish and consideration by the owners is top class, they have thought of your needs everywhere, with really nice gifts to kick start your stay. In all my years of travelling, this is by far is my number 1 location. We were lucky enough to be 1st guests to stay and it was 100% perfection. Cant wait to return, and cant thank you enough for an amazing stay.

This is a beautiful place, and was my second time here. We had a girls weekend to chill and relax. Everything about the accommodation is so well thought out and to a really high standard, and we each got our own slippers and dressing gowns to use. It is so spacious, really comfortable and the views are stunning. Byrn went above and beyond to look after us and even provided red onions when we’d realised we’d forgotten some of our ingredients. The property sits next to the owners home but you wouldn’t know it. It’s very private and peaceful. Will definitely be back.

Such a lovely little get away, we stayed for 1 night but will 100% return I think for a longer stay, welcomed upon arrival by the friendly owners, shown around and gifted a lovely welcome basket! The place was really clean and so quiet and peaceful, especially with the log fire burning and a dip in the hottub! If you want to just chill or take the dogs for a stroll it really is perfect, and there’s a little town not too far out with food spots and shops, we had spice UK an Indian take away, it was so good!
100% recommend here for a break away from the city life to get to down time… and the dogs loved it too!!🤣

Had a wonderful night away and couldn’t have asked for a better experience. Everything was clean, comfortable, and thoughtfully prepared. The atmosphere was relaxing, perfect for switching off and enjoying some quality time. Great attention to detail and excellent service throughout. Would definitely recommend to anyone looking for a peaceful and enjoyable night away — we’ll be back!

Incredible stay at The Lodge, Upper Gelli. Amazing views, so relaxing and really lovely hosts. Private setting, wonderful hot tub with views to die for, toasty log burner and incredible walks locally. Really helpful info supplied by Bryn and Annelise regarding local attractions and amenities. You find yourself totally immersed in nature here and we came home fully rested and happy - 100% recommend

Annelise and Bryn were fantastic hosts, and the Bach was simply amazing. We couldn’t have asked for anymore for our weekend break away in Wales. From the luxurious hot tub, barrel sauna and bbq hut we were truly spoiled. The Bach was a beautiful retreat, with a well equipped kitchen. A beautiful and delicious welcome hamper was provided which was a lovely surprise. The views from the living room are stunning across the rolling country side.
Both bedrooms have en-suite and are very well equipped, plenty of storage with hangers, hairdryer, extra pillows/blankets/duvet… the list goes on. We throughly enjoyed the recommendations and took advantage of the 2 hour circular walk where we saw an abundance of wildlife including buzzards, kites, stoats, plenty of pheasants, partridge. The Indian restaurant Spice was delicious, as was the GreenHouse for brunch, and the local butchers Rikki Lloyd for some steaks and sausages for the bbq and Derwent Farm Shop for some local veg and yummy cheese scones! We will return to the Bach in the very near future. Thank you again Kim and John

We came here to celebrate our wedding anniversary and I’m so pleased we did.
It is located in most beautiful location.
Once inside the detail and quality is immediately evident. There has been so much thought put into this place, the dogs was in heaven and so was we.
I did not want to leave and even booked to return next June before this stay was over and I seriously can not wait.
We was met by Bryn at the entrance to the property, he gave us a walk round and showed us how to use things like the hot tub and sauna.
Our fur babies met their 2 beauties.
Please do not hesitate to book this place, we have definitely found our new favourite.

We had a fabulous stay in The Bach at Upper Gelli. Bryn and Annelise were incredible hosts - nothing was too much trouble, they offered lots of great recommendations on things to do locally, where to buy the best produce and meat, and were very pleasant each time our paths crossed.

Accommodation is beautiful and everything has been built to a very high standard. Thoughtful touches such as luxury toiletries including conditioner (not common at many of our previous stays elsewhere) and bath robes to use for the hot tub and sauna were much appreciated.

The space is perfect for a couples’ getaway… choice of 2 indoor dining areas and outdoor ones, with access to the on-site Arctic BBQ hut on request which was set up and ready for us when we wanted to use it. Indoor lounge offered comfortable seating had the weather not been so nice.

A gorgeous welcome basket greeted us at the door upon arrival - bread, butter, milk, eggs, Welsh cakes and jelly from the property’s orchard ensured we were set up for the afternoon and breakfast the next day.

We loved the hot tub, sauna and Arctic BBQ hut as well as the stunning views of the Welsh countryside. We took the owners’ recommendations on local walks and activities and were not disappointed!

Bryn and Annelise are fabulous hosts and we would love to return to Upper Gelli and The Bach!

My husband and I stayed here for the weekend with our baby daughter. We had the most wonderful weekend - we stayed in the secluded lodge with hot tub. The accomodation is beautifully clean, really well decorated and has everything you need for your stay. The hot tub is such a nice touch and there are even loungers in the garden so you can star gaze at night. Local amenities means you can get whatever you need for your stay easily, but the property feels rural enough to feel like a proper hideaway. A gorgeous touch is the welcome basket from the owners - local milk, eggs and bread, plus some Welsh cakes too. Thank you so much for such a nice stay, we will definitely be back!

An awesome break away from everything, 5 star in every possible way, immaculate, peaceful, stunning location, incredibly hospitable hosts and did not want to leave. The spa pool made it very special. Our stay at Upper Gelli was an absolute dream come true! Bryn and Annelise are unparalleled hosts who went above and beyond to make our experience exceptional. From the moment we stepped into the cottage, we were captivated by its charm and tranquility.

Nestled in the midst of stunning scenery, the views from the cottage were nothing short of breathtaking. It was a therapeutic escape; with the hot tub and sauna adding to relaxation and rejuvenation.

The cottage itself is a perfect blend of comfort and luxury, and attention to detail showcased the hosts' commitment to creating a memorable retreat.

Without a doubt, Upper Gelli deserves a solid five-star rating and more! We look forward to returning to this hidden paradise and experiencing the magic all over again.

Couldn’t have asked for better views, better hosts, better location, facilities…anything really.
If I could give more than 5 stars I absolutely would. The layout of the Bach house (which is the cottage we stayed, they have more to suit different needs!), was perfect; it had a hot tub, a sauna, a beautiful welcome basket filled with local goods, comfy beds, even down to a log burner and ice in the freezer. The cottage was so delightful, in fact, that we spent the majority of the getaway vacation within it!
You can easily see that Upper Gelli is a labour of love and has been meticulously thought through down to the smallest details. Hats off to the hosts.
My partner and I will be staying again, I also will be booking again for my parents to come and visit in the future.

Our Christmas stay at Upper Gelli was absolutely wonderful. The lodge itself was absolutely idyllic - everything was incredibly clean, the bed was comfortable, and the wood burner was a delightfully cosy feature that added to the magic. The magnificent views from the hot tub and the surrounding hills were the cherry on top (the photos do not do it justice!) The fact the lodge is securely fenced in also meant our dog had a bit of space to explore off lead which was great. Bryn and Annelise went above and beyond to make our stay special, with thoughtful touches like a welcome hamper of local goodies, and beautiful Christmas decorations. This stay was the perfect way to unwind and celebrate the festive season. I highly recommend the Upper Gelli lodge to anyone looking for a peaceful and magical getaway - we hope to return in the not-too-distant future!
